About Oakland….

I was born in Oakland. This simple fact means that I will always have a fascination with the city. It also means that I will always root for good things to come Oakland’s way.

I regularly visit Oakland. My favorite thing to do in Oakland is impossible to say because there are so many things I love to do in Oakland. I love to see my daughters laugh and have fun at the Oakland Zoo, for example. I enjoy strolling up and down College Avenue and eating at the Crepevine. It goes without saying that I really enjoy spending time at the Coliseum Complex (be it A’s, Raiders or Warriors games). And Rudy’s Can’t Fail‘s $5 shot and PBR isn’t all that bad either (except the whiskey tastes like gasoline, but what should I expect for $5?).

So folks who prefer Oakland stay the home of the Athletics long term, let’s start from a position here of “We agree, Oakland is a nice place.”

There are other things we agree on, as well. One is that Oakland some times gets short shrift in the local papers. Some times the headlines get a little gratuitous (when was the last time you noticed a positive headline?). We all know that Oakland, being the 46th largest city in the country and like many other medium sized and large cities, has certain neighborhoods with crime problems. That has nothing to do with whether the A’s should continue to play in Oakland, it has little to do with quality of life for the city as a whole and repeatedly pointing it out is tantamount to taking “pot shots” at the city.

So, let’s set that aside too. We agree that Oakland sometimes gets pot shots lobbed in its direction and they aren’t always fair.

Now can we have an honest discussion about the things we don’t really agree on? Let’s keep in mind that there is a difference between legitimate critiques and having “a bias against Oakland.” There is a difference between asking fair questions and casting aspersions toward the Bright Side of the Bay. In short, pointing out obvious challenges is not that same as leveling baseless attacks at Oakland or its citizens.

In the early part of this season I read a letter written/signed by some fans dedicated to keeping the team in Oakland and I had to shake my head. The very first point they made about off the field issues (the East Bay has traditionally supported the team by regularly drawing in excess of 2M fans) was an intellectually dishonest statement and symptomatic of the spin campaign that has been waged by Oakland advocates. This is not to say I don’t appreciate their passion, or that I have a personal hatred for them.

“Intellectually dishonest” can come off as fighting words, I agree. So let me clarify. First, by being imprecise with the English language and using a qualifier such as “regularly,” the Oakland boosters allow themselves wiggle room. How do you quantify “regularly?” For me, and I’d argue for most people, that word means “usually.” Which is to say, “often.” How many times have the A’s drawn in excess of 2M fans? If it’s regularly, it has to be at least more than half right? The A’s have been in Oakland for 44 seasons. They have drawn in excess of 2M fans 11 times. I don’t think it is a stretch to call it “intellectually dishonest” to tout something that has happened 1/4 of the time as “regularly.”

And further, who decided that 2M fans was the threshold for “strong support?” That is an arbitrary number. I have been consistent in arguing that the real measure of successful attendance is “How did a given team perform against the MLB median in a given year?” I’ll agree, this is also imperfect. It doesn’t directly account for how wins and losses impact attendance. It doesn’t account for the fact that baseball stadiums come in various shapes and sizes. However, it is a heck of a lot more objective and accurate than picking an arbitrary number. For the record, 2M fans in the current day and age is in the bottom third of all of MLB attendance, below the MLB median. How does that equate to “strong support?”

Many folks in the pro San Jose camp point to things that happened when Jerry Brown was Mayor, or that didn’t happen when Ron Dellums was Mayor, as evidence of historical failures. I agree with you Oakland boosters that these failures are ancient history and irrelevant to the current state of stadium hunting affairs. However, the “slam dunk” you were all heralding at Victory Court turned out to be vaporware without a single peep about how you had been bamboozled. The grand “plan” of Coliseum City worked to convince the Warriors to leave Oakland (“We’ve met with Mayor Quan on numerous occasions,” Warriors owner Joe Lacob said. “We’ve not gotten any definitive proposals from her.”). Next up is the many times visited, and previously rejected, Howard Terminal.

And let me be clear… It is not unfair to point out that Victory Court, once heralded as a viable site, turned out not to be. It isn’t a pot shot at Oakland to point out that Coliseum City (touted as the mega development that would convince the A’s, Raiders and Warriors to stay) is reportedly supported by a single sports franchise, provided the excuse for one to leave and was considered and rejected by the other long ago. It is also not a shot at Oakland to point out that Howard Terminal was the most expensive proposition in 2001 (which means it is still expensive) and has numerous hurdles before it can be built. Pointing these things out doesn’t mean that Howard Terminal couldn’t house an aesthetically pleasing ballpark. Pointing these things out is accepting reality. And really, that’s my biggest gripe with the “Keep the A’s in Oakland” movement, in general.

When is the “look in the mirror” moment? When do the people who want to keep the A’s in Oakland stop with the PR and start with the doing? Where is the outrage and indignation towards the Oakland City Leaders over the whole kabuki theater around an EIR for Victory Court that never happened? How does  whole group of people get so invested in a potential site and then not even make a peep when it comes home to roost that the site was as unrealistic as many critics pointed out? When do the Oakland proponents start pushing the City to begin an EIR for Howard Terminal? When do folks start to actually question if Howard Terminal isn’t just another Victory Court? Why is it the City leaders get a free pass?

Let’s get real. When folks point out that there are many more corporate/business customers available in Santa Clara County, in San Jose or within 21 miles of the proposed Cisco Fields site… Those aren’t attacks at Oakland.  Cisco pledged $120M over 30 Years for a Ballpark in Fremont. Are we really supposed to believe they wouldn’t offer something similar in the heart of their base of operation? No company has made a similar proposal publicly for a stadium in Oakland. Are we just supposed to believe that there is some mythical company that has this covered? 75 CEO’s signed a letter of support for the A’s potential move South and sent it to Bud Selig. Those 75 CEOs were writing on behalf of an organization that represents $3 Trillion to the world’s economy. Conversely, Don Knauss had 11 other companies (some of which are huge and some which haven’t turned a profit) with him at his press conference. It isn’t just a matter of perception. The business customers in San Jose are far more plentiful than in Oakland. Ditto the South Bay as compared to the East Bay.

Combine this difference in corporate sponsorship opportunities, with the paltry attendance numbers and there are legitimate concerns about privately financing a stadium. That isn’t an attack on Oakland. It is a legitimate concern. There has been one fully, privately financed stadium built in MLB since the influx of stadiums began in the 1990’s: AT&T Park. 48% of that private financing depended on advanced ticket purchases and naming rights. To get more granular, 20% of AT&T Park was financed by PSL’s and 28% was financed by a lucrative naming rights deal. Another ~48% was provided in the form of a loan by Chase Bank.

What I am saying is that if you want to get something done, you need to address the actual challenges, not fight perception. Making statements about how great attendance has always been, in the face of evidence to the contrary, won’t get a stadium built. Getting commitments from guys like me, or the 51,000 folks on the LGO Facebook group, to buy season tickets for a brand new Oakland ballpark will.

Arguing with folks that Cisco won’t sponsor a stadium in San Jose, when we all know they will, won’t get a new stadium built in Oakland. Getting Chevron, or Clorox, or some other very large company to agree to a naming rights deal that pays $4M a year over 30 years (and having them shout it out publicly) will.

These things won’t get you all the way there, Oakland proponents. But they can get you 48% of the way to paying for it and that’s a whole lot closer than you have come to date.

 

I want to go to there

I could stay here forever. Or at least until the sprinklers come on.

So there I was lying on the Coliseum grass, just beyond the infield rim where Jemile Weeks normally mans 2B. The fog had invaded, covering up any stars. I saw closeup how well Clay Wood and his staff covered up all of the evidence of a football game just five days prior. Temperatures had dipped below 60 and the breezes were starting to kick up. At least a thousand fellow A’s fans were assembled on the field, most with blankets, some clutching cups of coffee. It was 10 o’clock, and we were waiting for Moneyball.

The movie itself was introduced by Scott Hatteberg, and just as we did in the pregame ceremony several hours earlier, we cheered players as they were announced or as they appeared on the smallish portable screen. Sound bounced off the still concrete bowl, creating an eerie, unintended echo effect. The stadium lights darkened, and for a moment everything was still, everything was perfect.

I’ve probably seen Moneyball seven or eight times now (three in theaters plus I own a Blu-ray combo pack), so the movie itself wasn’t the attraction. I didn’t go to the red carpet premiere at the Paramount, so this was as much about community as anything else. Yet I distanced myself from people and stayed way back, in an open spot as close to the cordoned off infield as possible. Every so often I would stand up and look back at the old seating bowl, where the safety lights were on and the media had cleared out of the press boxes. For better or worse, this is my second home, I said to myself.

The infield and warning track were off limits to the faithful. From what I could see in fans’ faces, no one cared.

As the movie ended, I gathered all of my things and, mindful of how long I had been there and how emotional the day was, felt absolutely exhausted. Many friends who I had seen in the Coliseum had left long ago. In light and in darkness Mount Davis stood, impressive in scale and magnitude. For once I didn’t hate the edifice. It was just sitting there, alone and somewhat forlorn, no lights on. As I started to walk toward the stairs I thought to myself, I wish one of those suites was my apartment so that I could head up there and go to sleep instead of driving home.

If I had the money and someone built it, I’d live in an apartment or condo overlooking an A’s ballpark. Not one with a postage stamp sized view like in San Diego, detached from the action. A place that was as far as the upper Mt. Davis suites are now, with a balcony. I could wake up, observe the grass get cut and the mound manicured over a cup of Aeropressed coffee. Watch as tour groups came through and wave to them in my robe smoking jacket. Head downstairs, where there would probably be some retail component, for a sandwich or pastry. And watch the game from the balcony, or head down to one of the field box seats that were mandatory to buy with the apartment lease or condo purchase.

None of this is possible at the Coliseum, of course, for myriad reasons. The Raiders need those suites to be used as suites. Mt. Davis was never built with this kind of mixed use in mind. It’s something I can still dream about at a new ballpark. Given the cost of developing a park these days, it’s not a bad way to help with the financing. Follow me on this.

When NASCAR was at its peak before the crash, several tracks built condo complexes that overlooked the action. Most often, it was rich racing aficionados who bought up the units, forgoing an RV weekend in the paddock for an pied-à-terre above the track. To me that sounds crazy, considering that most tracks will get one or two races a year plus various minor events. It doesn’t compare with 81-82 games plus concerts and whatever else the team can attract to a stadium. Yet the closest thing to a residential component we’ve ever seen is the hotel at Rogers Centre (formerly SkyDome), now a Marriott Renaissance property. Lew Wolff once had an interest in it, so he should know quite well how it’s run.

If someone were to experiment with this kind of feature, one can’t expect a big, 400-foot long apartment building with 200 units facing the ballpark. There’d probably be a “boutique” style building with no more than 40 units, 20 facing the ballpark, 6 stories tall, roof deck with a pool on top. How would they be sold? Upfront as condos with high HOA dues, or extremely expensive apartments? Maybe fans who aren’t one-percenters could enter a lottery for one or two units, or perhaps for a year-long lease. 25 years ago the apartments on Waveland and Sheffield outside Wrigley Field could be rented by an average family. Now they’re all corporate suites, better than the ones inside the park. In either condo or apartment form the units could provide a not-small financing piece, up to $30 million towards the ballpark’s total construction cost after factoring in overhead. That’s about as much as anyone could expect from a seat license sale, and it wouldn’t come with the uncertainty or negative vibe associated with PSLs.

Taken as part of the growing number of luxury options, these could be considered as either complementary or competitive with regular suites. The biggest difference would be the view and the access, since suites are not normally available 24/7 the way a housing unit has to be. One could even see a player or two take advantage of the convenience, though he’d have to make sure his curtains are drawn at the proper moments. That is, unless he likes the attention.

Pick and choose your spots

The problem with having a 10-game homespan, like the one the A’s are on now, is that the casual fan has too many choices of games to attend. A fan might go to tonight’s game for the fireworks, with Dan Straily’s debut thrown in as a bonus. The same fan might go to one of two Wednesday day games to get $2 tickets in the warm sunshine. Or maybe a weekend game’s better because weekdays create scheduling conflicts, or because of the kid-oriented promotions on Saturday and Sunday.

It’s that range of choice that probably accounts somewhat for the somewhat disappointing turnout so far this homestand.

Tonight’s attendance could surpass 30,000 because of fireworks night. Quantities of 2 or more tickets are tough to find except in some of the less desirable locations of each seating tier. There have been three Fireworks Fridays this season, and as you would expect, the attendance for all three has been much better than average.

  • Game 28 vs. Padres: 24,528
  • Game 38 vs. Red Sox (July 3): 35,067

Just from looking at crowds over the years, fireworks can bring out an extra 10,000 fans. It also helps that two of the games were scheduled against the beasts of the east, who can be counted upon to bring thousands of fans along with them. Funny that the A’s and Rays, teams with historically some of the worst turnout over the last decade, are the two teams most dependent on other team’s fans to bolster attendance. The Giants provide three guaranteed sellouts, with easily half the house dressed in orange and black. The Yankees are good for 10-12k per date, whereas the Red Sox are worth 7-8k. Add that up and it’s around 123,000 visiting fan attendees from just those three teams. That translates to 7% of overall home attendance during recent years.. The Giants get periodic invasions of Dodger fans, but those seats would sell regardless of the opponent.

Now Monte Poole’s Thursday column raises the “quandary” of fans who hate ownership so much as to not attend games against their better instinct of showing up to support the resurgent A’s. Everyone who goes or doesn’t go has every right to express their preference. But to eternally prosecute ownership, the front office, anyone involved with the team for every little decision (or non-decision) is seriously becoming tiresome. First it was that Lew Wolff, John Fisher, and Billy Beane have conspired to keep the fans away by intentionally fielding awful teams or by trading away talent. Now that the team has been hot, it’s either that ownership is seething that the wins work against their nefarious plan or the team’s success thoroughly discounts any arguments about the Oakland fanbase, or even more absurdly, the stadium. Look at the first four games of attendance and tell me that it’s working. Beane’s moves are being microexamined as well, with the lack of a deadline trade “proving” that the team is surrendering. Then there was this today, following the Kurt Suzuki trade:

Apparently the detractors are looking for any excuse to pile on. Can’t give credit, oh no. Poole himself can only rise to giving the backhanded compliment “making an effort”.

Right. It doesn’t matter that the team stacks one promotion on top of another to bring in fans. That it has a weekend dedicated to Moneyball and the Streak coming up. That inserting dynamic pricing deals on tickets for the last two homestands have done a bang-up job of bringing in fans (check the field and plaza levels for the on-sale sections for proof). I even got into a debate on Twitter with a fan who drove up to the Coli on Wednesday and was angry that the A’s ran out of $2 tickets – that were sold out days if not weeks in advance. Really? You can’t plan for that?

That points to the biggest problem that the A’s and the A’s fanbase face, and they face it together. Both ownership and the fans have taken the A’s – the team, the brand, the fact that it’s one of thirty MLB franchises – for granted. Even during the Moneyball era (1999-2006), the A’s had all of these same promotions and attendance was about 500k per year (6,000 per game) better. And no, the much larger Coli back then was nowhere close to selling out, except for those games where the visiting team’s fans took up the slack. The A’s can count on the 8-10k of season ticket holders to provide some revenue while at the same time showing Bud Selig that the hardcore fanbase is too small to be sustainable. For those on the fringe like me or casual fans, there’s always a plentiful supply of tickets so that during a six or ten-game homestand, we might be able to go once or twice and feel good about ourselves.

That’s not good enough. While ownership shrugs its shoulders, Oakland partisans and East Bay supporters thump their chests about how they’ll support the team “when it’s good, and ownership respects Oakland, the fanbase, and stadium” – and also keeps ticket prices low. You can’t have all of that and be taken seriously. This is Major League Baseball. It is the upper echelon of this great sport. Constantly, the whiners and whingers seems to be conveniently unaware of that fact. The average payroll is $100 million, a number the A’s would be hard-pressed to support at the current prices unless they hit 3 million fans. That’s how far behind we are compared to the rest of the league. And we, collectively, don’t care. It’s better to get a few shots in at the enemy.

I don’t know how the season’s gonna end. Maybe the A’s will make the postseason, maybe they won’t. Progress will be measured in part by the rise in season ticket sales. If subscriptions don’t grow it’ll tell me two things: that A’s ownership isn’t trying hard enough (hard to believe from the calls I’ve gotten from ticket services), and that the holdouts are hoisting themselves on their own petard. It would prove to me that both sides are fine with the status quo: low, non-major league prices, low season ticket rolls, and “disenfranchised” fans complaining yet again about being alienated. At some point, it comes down to how much you and I value this team as it’s currently formulated, the A’s legacy, and optimism about the future. It also matters how much we care about having a MLB franchise here. If that’s not enough, then well, the petard is waiting in the form of an empty Coliseum and no future ballpark. Though I’m sure there’ll be plenty of recriminations for that too.

Slanted Orange and Black

During last night’s game I made an observation on Twitter that initiated a robust debate.

Clearly, I wasn’t referring to Slusser, who has been the best in the business for years, and her beat colleagues Joe Stiglich and Jane Lee. I was referring to columnists like Kawakami, or the Scott Ostler column from yesterday. To his credit, Kawakami’s interview with Billy Beane was very illuminating and should answer a lot of questions about the organization’s postseason intentions. That said, such columns are few and far between. What’s more common is the standard tripe proffered by Lowell Cohn or Ostler, who may have confused the column space for a long tweet.

I’ve been following the A’s for more than 30 years, well before the popularity of Sports Talk Radio and the Internet. I was aware as a kid of the coverage inequity between the two teams. It was something I simply accepted as part of the sports media landscape. Fortunately for A’s fans, the expansion of information sources and real-time availability has not only lessened the impact of the gruff, eternally cynical, cigar-chomping (or free-food chomping) columnist, it has made that character a dinosaur. The A’s get better coverage now thanks to the tireless work of the local beats and the added perspective of national writers who, frankly, love Billy Beane (which helps). I’m perfectly fine with that. I no longer worry much about the lazy, often provocative style of the local sports columnist. Well, enough to get it off my chest for two posts, but anyway…

Hacks don’t understand the competitive window

The Chronicle’s Scott Ostler is signing onto the claim that the A’s recent on-field success serves to foil Lew Wolff’s plans to move to San Jose. He’s not the first. The Trib’s Monte Poole and the Press Democrat’s Lowell Cohn have done the same since the All Star Break. The reasoning is that the way the A’s are playing, it proves with complete certainty that the A’s can, in fact, compete in Oakland.

Anyone who has read most Bay Area sports columnists over the years could see this dime store analysis coming. It’s more than ludicrous, it’s absolutely fallacious. Think about it. These writers are basing the viability of a franchise on 17 games. 17 games! Look, I’m the last person to rain on this parade and I’m loving every minute of this run, but to base any long-term decision-making on 17 games is the stupidest idea I’ve ever heard. The sample size is incredibly small. Over the next 1-4 years, it may prove to be the start of a trend. Then again, it could be a blip. If the A’s fade in August-September the same way the Mets and Indians are now, what does it mean for success in Oakland? Nothing, because there’s no real causality there.

If we’re going to look at any trends, it’s the team’s 40-24 (.625) record with Yoenis Cespedes in the lineup. The team was pretty bad in May, largely due to Cespedes not being in the lineup for lengthy stretches. It didn’t help that Josh Donaldson and Daric Barton were black holes regularly manning the corners, while Josh Reddick was left to carry the lineup in the Cuban defector’s absence. Now with better contributions from numerous fringe and platoon players plus continued health (knock on wood) for Cespedes, the A’s are doing just enough offensively to win games.

None of this is very related to the A’s long term success. Cespedes is locked up through 2015 unless Billy Beane flips him for prospects. Yet Beane is keenly aware of the organization’s continued inability to develop quality hitters, so unless rivals offer Billy the moon for either Cespedes or Reddick, the heart of the order isn’t going anywhere. Beyond that, there are questions about Cespedes’s durability. The Cuban baseball season is only 90 games long, and Yoenis has had little nicks already and a tight hamstring halfway through his rookie campaign. If Cespedes runs into a lengthy injury spell like what befell Joe Mauer and Justin Morneau in Minnesota, the A’s will be screwed moving forward unless certain hitters on the farm (Grant Green, the just-injured Michael Choice, other recent draftees) make miraculous Sean Doolittle or Dan Straily-style transformations into solid contributors.

We’ve talked a bit about the competitive window every have-not team faces. Refuse to acknowledge it at your peril. San Diego, Arizona, and Colorado all had brief, 1 or 2-year runs in the past few years. When injuries hit or players didn’t perform up to potential, all three teams sold off key players in order to rebuild for the next competitive window. The same just happened to the Miami Marlins, who nearly doubled their 2011 payroll in hopes of bringing in bigger crowds and revenue. With the team fighting to keep itself out of the NL East cellar, the Marlins are looking to sell off vital pieces. Already Hanley Ramirez has been traded to the Dodgers, and Josh Johnson may be the next one out of town. The aforementioned Twins had a bright future prior to the 2011 season, then Mauer was lost for half the season and Morneau struggled to recover from concussion symptoms. Now they have no choice but to rebuild, starting with a trades of Morneau and Francisco Liriano that many are anticipating in the future. Competitive windows for many mid- and small-market teams all were slammed shut in a hurry.

For the have-not teams, the competitive window means there’s little room for error, practically no room to absorb expensive mistake contracts. The Dodgers had plenty of flexibility to absorb Ramirez’s contract. The Yankees somehow got Seattle to pay for part of Ichiro’s contract even though the Pinstripers sent back a middling starter and a guy who had already been traded or cut six times in his short career. The A’s have a league-low $55 million payroll, which gives them the flexibility to pick up a one-year rental. It doesn’t give them the flexibility to start trading for guys with long, bad contracts, like Ramirez and Jimmy Rollins. Brett Anderson is due for some raises in the coming years. Reddick is sure to become a Super Two thanks to his breakout season – which will give him a hefty raise. He could very well be locked up through his arbitration years this offseason. Cespedes will be paid nearly $30 million over the next three years. Beane and David Forst will have to decide which young pitchers to keep and which ones to use as trade pieces. Kurt Suzuki already has a bad contract and he’s worth pennies on the dollar. By 2014, the A’s could easily be committed to spend $40-50 million on just 4-5 guys. It’ll help that new national TV money is on the way, but it doesn’t mean that fiscal responsibility will go out the window.

Sustaining the competitive window will depend greatly on picking the right guys to commit to (remember the Chavez-Tejada debate from a decade ago?) and those cornerstone guys staying healthy. If not, all bets are off. It won’t prove that the A’s should leave Oakland posthaste. What it would prove is that the A’s again are a big-market team that is forced to operate like a small-market team because of revenues from playing in Oakland. The current CBA calls for the A’s to get off revenue sharing by 2016 as long as the team stays in the Bay Area, however the stadium solution occurs. That’s language from on high saying that having the A’s in the Coliseum is not what MLB has in mind, no matter how good this run is or how many pies are thrown. The Lodge doesn’t care about 17 games. They care about the long view.

The A’s showed up. How about you?

Here the green-and-gold heroes sit, winners of 9 of the last 10, only 1/2 game from the last playoff spot in the American League. It’s all very impressive for any number of reasons: young pitching, young sluggers becoming professional hitters, nearly every move made by the A’s front office paying off so far. Despite this, there’s a little hesitance going into this week’s six-game homestand, with two games against the West-leading Rangers and four against the East-frontrunning Yankees.

The Yankees series is always good for near-sellouts every game, and the Rangers bandwagon has been filling the Coliseum pretty well lately. But who cares about the other team’s fans? We should be filling up the stadium. Tuesday night’s game is, as usual, a free parking night. The A’s deserve a heroes’ welcome. The pitching is excellent even with Brandon McCarthy out. Numerous guys are hitting homers like it’s batting practice. The team has budding stars who are all young and under control, and the team is flat out fun to watch with no big money egos to ruin a fan’s enjoyment. We should have 20,000 fans showing up on Tuesday. I fear we won’t come close.

There will be people who cite their dislike of Lew Wolff, John Fisher, Billy Beane, or whatever’s convenient to not go. They’ll claim they were the biggest A’s fans during the Moneyball years, the Haas era, during BillyBall, or all the way back to Charlie Finley. Stop with the excuses, put your differences with ownership aside, and go to the games. The tickets are inexpensive. There’s no better weather to watch baseball than at the Coliseum in July/August. The team is pretty damned entertaining. Most importantly, this scrappy group of A’s consistently of mostly young guys and a mix of veterans notices when we show up. En masse. They don’t play in a vacuum, and as much as they appreciate the small-but-loyal crowd that shows up currently, they appreciate it even more when the place is packed. With A’s fans. All of the experts and columnists had this team buried in March. Personally, my expectations were low. This team deserves for us to buy tickets, supporting them, cheering them on with full voices, all of our energy, every breath. Whether the A’s are buyers or sellers or both doesn’t matter. We have a core to build on for years, and they’re not going anywhere for a while. That’s what matters. So enjoy it.

The A’s showed up this year. How about you?

Off the soapbox. The maximum possible attendance for this week is a little over 210,000. It would be unrealistic to predict that they’ll hit that target. But they could pull healthy crowds for the entire week. If the A’s average 22,000 for Texas and 32,000 for the Yankees, the total attendance for the homestand will be 172,000. Should they hit that mark, the team’s attendance in Oakland (not counting the Japan games) will surpass 1 million fans in 48 home dates. That’s five games ahead of last year’s pace and seven better than 2010. Can we hit that figure? I think we can. I’ll be there for the first three games of the homestand, before going on a weekend camping trip. Let’s do this.

Missed opportunities

Many, many years ago, just a few months after I launched this blog, I pitched this idea:

I wrote to then-and-still-current Oakland Councilmember Nancy Nadel (District 3) about the potential of this site. After a bit of nagging on my part, I was told that other development was “in the pipeline”. Disappointed, I looked elsewhere.

The ballpark site was considered the southern end of Broadway Auto Row. In 2005, the City of Oakland was pushing to move several car dealerships out of the district, gambling on the idea that the area could become the city’s long lost retail mecca. The dealerships were meant to move to the Coliseum area (some did) or the Army Base (they didn’t). Now Broadway Auto Row sits either empty or with car dealerships still there, a fair albeit underwhelming use of land in the city’s urban core. It’s an area begging for redevelopment, but as a result of scuttling of the institution, it lacks the funding needed to make the sea change happen. A feature in the SF Public Press by Alexis Fitts chronicles much of the failed planning and good intentions.

There were dreams to build a retail district to rival Union Square, even as Emeryville ate Oakland’s lunch. Grandiose plans for a over 1 million square feet of retail with Nordstrom and Macy’s as anchors never materialized. It occurred to me that these massive scale plans from several years ago had much of the same lofty language being used now for Coliseum City. Oakland’s used JRDV as a master plan consultant back then, and they’re using the same firm for Coliseum City now. Sub in the Raiders, A’s, and Warriors for Nordstrom, Macy’s, and Target, and it’s very similar: big dreams, little realism.

Sights have shifted to include more housing in the plan, which is fine in that it’s in keeping with the region’s growth. The retail strategy could shift to a focus on hipsters with stores like American Apparel (the only A.A. in the East Bay is in Berkeley). Without public incentives to lure retailers in it’s a very tough sell.

It’s a similar tough sell for the pro sports franchises. During the S.O.S. meeting on Monday, I brought up the potential of infrastructure finance districts. They’re redevelopment in the new era, with less money to throw around and lower expectations in keeping with less money. I reported last week that the City of San Jose approved an extension of the Downtown Property and Business Improvement District. The PBID pays for Groundwerx, a downtown beautification program that cleans up litter and sidewalks, removes graffiti, covers utility boxes in vinyl wraps, and provides a welcome/concierge element to downtown with the crew of Segway-riding, neon-clad employees. Groundwerx will cost $2.2 million for 2013 and is worth the cost, as evidenced by the 91% approval among downtown landowners.

Before Oakland reaches for the stars again and starts dreaming about being San Francisco, it might want to see what’s feasible within city limits. If it wants to make Oakland more attractive to businesses and consumers, it should make downtown/uptown actually visually attractive to those contingents. This weekend, there are little gymnasts and their parents walking around downtown SJ, and the place looks clean, welcoming, and hospitable. Even with that image boost, there’s little hope for great retail there. Valley Fair and Santana Row have ruined downtown SJ for retail for next several decades at the very least, thanks to their free parking and safe, sealed environments. Whether Oakland goes mainstream or hipster or both, it’s going to take a long time to develop any significant retail in downtown or the Coliseum area. New measures are the new skin-in-the-game.

As for Broadway Auto Row, it’s too bad no one ran with the ballpark idea. There weren’t too many landowners. All it needed was a champion within City Hall.

A pretty cool museum idea

In 2006, when the economy was still strong, Adobe Systems bought 8 acres of land from the San Jose Water Company. The thought was that Adobe was expanding rapidly, so it might need the land for a future headquarters expansion. At that point, Adobe’s stock was at $40 and its position as a leading software vendor in the creative community was unquestioned. Now the stock is priced at $30, and there are a few questions about where the company is headed as it pushes its subscription software model on the public. Nothing has been built or even approved for the land, which is bisected by Delmas Avenue and fronts the Guadalupe River to the east.

Along with the land is the old San Jose Water Company headquarters. Built in 1934 and designed by prominent South Bay architecture firm Binder and Curtis, the building received landmark status in 1991. Any new development by Adobe will have to leave the building intact, and it’s likely that any master planner would work to integrate the HQ into the site plan somehow.

After several decades at the prime downtown location, SJWC felt that it was time to turn one of its vital assets into cash. It was the right move on the company’s part since it came right before the real estate crash. Now Adobe has the land, which should factor into its future plans, and the building, which could be used for some commercial purpose, but not in a way that would impact its landmark status. Currently there is no tenant.

The building is a mishmash of styles, done with enough subtlety to not appear gaudy. There are neoclassical elements in the columns, bas relief carvings throughout, and a Spanish revival tiled roof. Its location is prominent in that it’s at the bend in Santa Clara Street where you can either go east towards downtown or west towards the arena and The Alameda. The site is at the confluence of the Guadalupe River and Los Gatos Creek. It also happens to be right under a landing approach to Mineta Airport, which makes it a poor spot for a ballpark (if you’re wondering).

When I asked Lew Wolff last year about having a museum at Cisco Field, he indicated that a museum would be hard to incorporate due to the lack of space at the site. He said that John Fisher may be interested in a museum tailored to the art of sports, though not necessarily an A’s museum. At 15,900 square feet, the SJWC building is a good size for a museum, whether it’s specifically for the A’s, Fisher’s sports art pursuits, or maybe both. Inside the Santa Clara Street entrance is a large, high-ceiling space, formerly cubicles, now empty. I haven’t been anywhere else in the building, so I can’t comment on what the rest of the interior looks like. Offices are located upstairs. Museums tend to run on very lean budgets due to their revenue sources, so a space this large may be too expensive unless Adobe cuts the museum a deal.

Nearing 80 years old, the building would undoubtedly require some amount of renovation work and continued upkeep to keep it going for the next several decades. The interior would have to be changed to fit a museum use better. Other than that, it should be good to go. It has dedicated parking (for now), and it’s fairly close to the ballpark. Is it close enough? You be the judge.

At the northeast corner of the Adobe/SJWC site, the building is 1/4 mile from the nearest point at Cisco Field. It’s a shorter walk to the arena from either the ballpark site or SJWC. Perhaps that’s too far to bring gameday traffic in on a consistent basis. On the other hand, SJWC’s location on Santa Clara Street is on the way to the ballpark from many points within downtown proper. It’s likely that if/when Adobe builds something there, a large public parking structure will have to be built to keep up with demand for the arena and ballpark. There’s also a chance that Adobe partners with someone like the A’s on a mixed-use development that takes advantage of the Wolff family’s development experience while helping to defray some of the cost of a new corporate campus for Adobe. And there’s always the possibility that Adobe sells the land to Wolff or other San Jose interests if they decide that a new campus isn’t in the cards.

One other interesting piece of news about Adobe may come into play. For years Adobe was a key sponsor of the San Jose Giants, the company logo emblazoned in the outfield. I haven’t been down to Muni yet this year so maybe someone can confirm this, but it appears that Adobe is no longer a sponsor (or at least a key one). That may have something to do with Adobe’s place as one of the SVLG 75, and the group’s opposition to the Giants’ continued roadblocks of the A’s efforts to move south. Perhaps Adobe and the A’s have already had discussions about how to move forward. The loss of redevelopment has meant the death of publicly-assisted development efforts. As for entirely private projects, there may be something there. Hopefully that something includes an Athletics Baseball museum, one worthy of the 112 years (and counting) of the club’s legacy.

P.S. – I intend to keep writing and rallying support for an A’s museum until it comes to fruition, whether it’s in San Jose, Oakland, or Timbuktu. The next post will about what should be in such a museum, so save any comments about content for that post. Thanks.

P.P.S. – Yes, I’m aware of the Philadelphia Athletics Historical Society and Museum. There should be some way to partner with those folks. If you know of a site that would fulfill this purpose in Oakland and is within walking distance of one of the downtown/JLS ballpark sites, I’d like to write about it.

Oakland’s Prevent Defense

No statement I have seen better exemplifies Oakland’s strategy than this quote by City Administrator Fred Blackwell from the SF Business Times:

“San Francisco has given the Warriors a waterfront offer that they could not refuse,” said Fred Blackwell, assistant city administrator, in a statement. “And in the end, we will leave a space for the Warriors after they have are exhausted from the CEQA litigation and cost increases required to be on the San Francisco Waterfront.”

Replace “Warriors” with “Athletics”, “San Francisco” with “San Jose”, and CEQA litigation/cost increases with territorial rights, and you have Oakland’s attitude towards the A’s in a nutshell. Oakland has had counsel from the Giants to fight the A’s efforts to move. It wouldn’t be surprising if they went back to that well again just to make things more difficult for the W’s. The difference is that the W’s don’t have a Byzantine league statute to fight.

It’s as if the City of Oakland has no choice. Almost 50 years ago a group of civic, business, and government leaders had the foresight to build what was then a state-of-the-art sports complex for a reasonable cost. It had parking and a future transit link in the plans. The stadium was built initially for football but was designed to accommodate baseball as well, better than any other multipurpose stadium ever. With the Coliseum complex, Oakland and Alameda County built up a 30-year lead over the rest of the Bay Area. Over time that lead was diminished as other cities struggled and eventually succeeded to build new venues. If the Warriors and A’s get their new digs, that 30-year lead will have vanished with only one team, the Raiders, struggling to hold on.

All this posturing makes it appear that Oakland has no choice but this strategy. That’s entirely wrong. They do have a choice. But it starts with making the toughest choice. Instead of this “fake it ’till you make it” strategy of sounding like they’re committed to all three teams, commit to one first and make that team a positive example that the other teams will be attracted to. The resources definitely aren’t there to make Coliseum City fly as a redone, three-team complex. Why would a private developer commit to the W’s part of Coliseum City if they know that a more lucrative play is available across the bay? Even a two-team plan is sketchy due to the logistical complications (phase-in, what to do with the old venues). For now it looks as though Oakland’s putting its arrows behind the Raiders, since there is some prep work being undertaken. Until either Oakland decides or has the decision made for them, they’ll continue with the “fake it” strategy of saying they have several ballpark sites when in actuality there’s zero consensus on one. That’s a shame because it leads to false hope. That’s what organizations like Save Oakland Sports and Let’s Go Oakland are hanging their hats on. Rooting for someone else to fail works from a schadenfreude standpoint, but it doesn’t get anything built. Longtime East Bay fans are about to find that out.

What the NFL wants, it gets

You have to hand it to Roger Goodell. He has a playbook for getting stadium deals moving, and by God it works. Goodell lets the team owner come up with a proposal, and if it stalls he comes in with Goldman Sachs in tow and/or a threat to move, implied or otherwise. As a result, Santa Clara put up $900 million in public loans and cash for the 49ers stadium project, while the Vikings – after much debate – are getting a deal crafted in the Minnesota legislature that could provide up to $800 million in public assistance for stay home.

In the Vikings’ case, all it required was a little open-ended discussion about Los Angeles and a sighting of owner Zygi Wilf’s private jet in SoCal. LA Mayor Antonio Villaraigosa has become the Oscar Goodman of football, an outsider but serious power player whose city’s existential threat to other cities forces them to the table. The Vikings deal is by no means complete, but it’s further along than any talks to date, so that has to be encouraging for both Vikes fans and Wilf.

On Thursday, the 49ers officially broke ground on their new home as of the 2014 season. The stadium will undoubtedly be impressive and significantly better than Candlestick Park in just about every way imaginable, except affordability. (I thought I was going to get some pictures of the event but that fell through, sorry.)  Now we can talk in earnest about the Bay Area hosting a future Super Bowl or World Cup matches. It’s pretty exciting, despite my misgivings about the finances.

And it’s with that news that I can sit back, somewhat detached from the plan and say that I’m jealous of the 49ers right now. I don’t want a major handout for the A’s or Goldman Sachs waiting in the wings. I don’t need a stadium that costs more than a billion dollars. I just want a new place where I can take friends, where it doesn’t feel like pulling teeth to ask them if they want to go. A place that celebrates baseball, not merely hosts it at best adequately. Despite what some readers think, I don’t care where it’s built. If that’s Oakland, great. If it’s San Jose, so be it. Even Sacramento I wouldn’t mind so much at this point. My stance has always remained steady all this time – as long as it’s privately financed and I can get to it locally, I’m all for it. On this blog and elsewhere we have these endless debates about what it will take, territorial rights, what resources specific cities can offer, and there will be plenty of time for that later. For now let’s simply look at the leagues.

Mostly, I’m jealous that the NFL can get its stuff together on stadia so much better than MLB. It doesn’t matter that on the whole NFL stadia cost twice as much. The projects should be far riskier because of the expense and the inherent lack of utilization. In the post-downturn, post-redevelopment California, the toughest market to build anything new, the NFL will have beaten MLB by at least two years, maybe more. In the time that Bud Selig has had his panel discussing what to do about the A’s, we could’ve had a fancy (or not) groundbreaking. We could be talking about the future. Instead, we’re treading water as usual. No one can tread water forever.
